Key Definitions you need to know when looking at homes:

Bank Owned/ REO(Real Estate Owned)/Lender Owned - Best deals on the market!

These are homes that the bank or lender now own and want to sell fast. These are priced at or below market value and the good homes sell really fast. In order to put an offer on a bank owned home, you must hava pre-qualification letter from your mortgage lender or else they won\'t let you submit an offer. Bank owned homes are usually negotiable unless there are multiple offers on the same property. In this case, the home usually sells for list price or a more! I highly recommend buying a bank owned home! All bank owned homes are sold "as is" which means the bank will not do any repairs if you find anything wrong during the inspection.

Short Sale/Pre Foreclosure - Time consuming and can be frustrating!

Short sales, also known as pre-foreclosures are when a homeowner is selling their house for below their mortgage amount and the seller is asking the bank to take less for the home than they owe on the house. About 70% of the short sales never go through and they take months to get an answer to whether the bank will take the lower amount. Can be good deals if you want to go throught he time and frustrating of waiting for answer...I don\'t recommend short sales!
